The ability makes for a potentially sweet alpha strike, especially if you have access to a lot of mana, but otherwise it should probably be ignored
Removing all artifacts or destroying all enchantments is great, and the flexibility of the modes is even better
Westvale Abbey Flip is not worth the cost to transform it, essentially 6 mana, 5 creatures, and sacrificing a land for a creature that doesn't change the game that much is very iffy
But there are lots of other options too, like filling your graveyard with a recursion target and getting the creature that can grab it (such as a big fatty and Karmic Guide for the 5th turn)
Playing sacrifice fodder is the way to go here, as youll be willing to sacrifice your Ichor Wellspring or Demonic Pact the card advantage is all yours, whether you draw or whether they sac permanents
